In accordance with Texas Property Code § 92.3515, the following Tenant Selection Criteria and Rental Qualifications are provided to all applicants before submission of a rental application. These standards are applied consistently to every applicant to ensure a fair and objective screening process.
To qualify for residency at Trail Creek Village, each applicant must meet the following minimum qualifications. These standards include, but are not limited to, verification of identity, income, employment, credit history, rental history, criminal background, occupancy requirements, and other criteria outlined in this document.
Meeting the minimum qualification standards does not guarantee approval. All applications are subject to verification of the information provided, and management reserves the right to approve or deny any application in accordance with applicable law and the criteria contained herein.
A valid Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN), along with a valid, current state or government-issued photo identification, is required.
Temporary or "paper" identification may not be considered valid.
Applicants without a Social Security Number must provide documentation from U.S. Citizenship and Immigration Services (USCIS) verifying legal residency in the United States (unless prohibited by applicable state or local law).
The lease term may not exceed the expiration date of any valid USCIS documentation.
Income Ratio: Gross monthly household income must equal at least 2.5 times the monthly rent.
Employment Stability: Applicants must demonstrate at least twelve (12) months of continuous employment with their current employer or two (2) years of consistent employment within the same professional field.
W-2 Employees
Four (4) most recent consecutive pay stubs.
Self-Employed
Three (3) months of consecutive personal bank statements.
Most recent signed federal tax return.
Alternative Income
Verifiable documentation of child support, alimony, Social Security benefits, disability income, retirement benefits, pension income, or an official corporate job offer letter.
Preferred Credit Score: 600 or higher for standard approval.
Conditional Approval: Applicants with credit scores between 550–599 may be considered with an increased security deposit or an approved co-signer, at management's discretion.
Automatic Denial: Credit scores below 550.
Disqualifying Credit History:
Open bankruptcies.
Foreclosures within the past five (5) years.
Outstanding utility collections.
Unpaid landlord or property management collections.
Applicants must provide at least twelve (12) months of positive, verifiable rental or mortgage history.
No filed, pending, or completed evictions within the past five (5) years.
Applicants may not owe an outstanding balance to any previous landlord, apartment community, or property management company.
A criminal background screening will be completed for each applicant through a third-party screening provider.
Criminal history indicating that an applicant's tenancy would constitute a direct threat to the health or safety of others or could result in substantial physical damage to property may result in denial.
Applicants may be denied for:
Felony or misdemeanor convictions involving murder, assault, sexual offenses (including offenders subject to lifetime registration), or other crimes against persons, regardless of when the offense occurred.
Felony convictions involving theft, property damage, illegal manufacture or distribution of controlled substances, or weapons offenses within ten (10) years following completion of sentence.
Misdemeanor convictions involving crimes against persons, theft, property damage, or weapons offenses within seven (7) years following completion of sentence.
Applicants currently required to register under any Sex Offender Registration Program.
Applicants denied due to criminal history may submit verifiable documentation within fourteen (14) days requesting an individualized review of mitigating circumstances.
Occupancy limits are established in accordance with applicable federal, state, and local laws. As a general rule, occupancy will be determined based on the size of the home, the number of bedrooms, and applicable health, safety, and fair housing requirements. Management reserves the right to establish reasonable occupancy limits consistent with Texas Property Code § 92.010 and all applicable Fair Housing laws.
Smoking, vaping, or burning of any substance is strictly prohibited inside the home, garage, or any enclosed patio or accessory structure.
Trail Creek Village is a pet-friendly community, and we welcome your furry family members.
A maximum of two (2) pets is permitted per home.
There is no weight limit for approved pets.
All pets must be disclosed and approved by management prior to move-in.
A non-refundable pet fee of $250 per pet is required.
Monthly pet rent is $25 per pet.
Residents are responsible for ensuring their pets are properly supervised at all times and do not create disturbances or pose a threat to other residents or the community.
Pet owners must immediately clean up after their pets and comply with all community rules regarding pet care and waste disposal.
Pets must remain on a leash whenever they are outside the home unless they are within a designated enclosed area.
Residents are responsible for any damage caused by their pets during their tenancy.
Trail Creek Village complies with all applicable federal, state, and local Fair Housing laws regarding assistance animals, including service animals and emotional support animals. Approved assistance animals are not subject to pet fees, pet rent, breed restrictions, or weight restrictions, as permitted by law. Residents requesting a reasonable accommodation should contact the management office for additional information regarding the approval process.

Bull Terrier
Mastiff

Akita
Doberman Pinscher
Rottweiler
Any breed determined to have aggressive tendencies or prohibited by applicable state or local regulations.
Management reserves the right to deny any pet with a documented history of aggressive behavior, regardless of breed.
A non-refundable application fee of $50 per adult (18 years or older) is required to cover the costs of credit, criminal, and eviction screening.
An administrative fee of $50 is due upon approval.
Failure to provide complete, accurate, and truthful information—or failure to submit requested documentation within 48 hours—may result in immediate denial of the application without refund of any fees.
Submission of an application does not guarantee approval. Trail Creek Village reserves the right to verify all information provided by applicants and to approve or deny any application based on the criteria outlined above, applicable federal and state fair housing laws, and management's reasonable screening standards.
